What lasts on a Grand Rapids house

Which siding suits a house comes down to the house itself and what you want to spend. Vinyl costs least and is the simplest to patch. Fiber cement is the most expensive of the three and is painted; engineered wood falls in between. Whatever the product, a careful install and basic upkeep do as much for its life as the material does.

Grand Rapids' housing is old: the Census Bureau's 2020 to 2024 survey puts the median year built at 1953, and 38 percent of homes were built before 1940. Age shapes a siding job in two ways. NAHB's study of home component lifespans rates vinyl, fiber cement and engineered wood siding to last as long as the house, but trim about 25 years and exterior paint 15 years or more, so on an older house the trim and paint can be due before the siding is. Houses built before 1978 fall under the EPA's lead renovation rule when painted siding or trim is disturbed, and the work has to be done by a certified firm.

Common questions

Is a permit needed to re-side a house in Grand Rapids?
It depends on the job and the rules are the city's. Replacing siding on its own can be treated differently from a job that also changes insulation, sheathing or window openings. The contractor should check with the city, pull any permit that is needed, and say on the quote whether one is.
Does homeowner's insurance pay for storm damage?
Hail and wind damage are often covered, less the deductible, but damage that is only cosmetic may not be, and policies differ. The adjuster works from the contractor's written estimate, so experience with insurance claims is worth asking about.
How long will the job take?
Ask for a schedule in the quote. The size of the house, the material and the weather all move it, and siding is not hung in the rain.
Which siding should I pick?
Vinyl costs least and is the simplest to repair. Fiber cement costs more, weighs more and is painted. Engineered wood lands in between. NAHB's lifespan study expects all three to last as long as the house, which leaves looks, budget and upkeep to decide it. Get each manufacturer's warranty in writing.
